Now is a great time to buy a home...But don't do it alone!  Work with one Realtor, thats right....realize your Realtor made a committment to you in helping you find that perfect home.  If you really want to purchase a home let the professional do the job for you.  One Realtor CAN get you any information on ANY property in the MLS.  That same Realtor can show you any new construction, For Sale by Owner's and Foreclosure/Bank Owned Properties.  Most buyers tend to call whatever company has the sign in the yard but that is not a guarantee that you will get a "better deal".  Sellers have agreed to a commission that covers BOTH realtors involved in the transaction.  You are welcome to buy a property through any agent you wish it does not have to be the agent who has listed the home for the seller. 

All of our listings offer a minimum of 2% to 3% commission to any agent that wishes to show you a home so ALL AGENTS receive compensation upon the successful sale of our listings.

All real estate agents should get you to sign a Working with a Real Estate Broker form upon your first meeting to establish if they represent the seller, you as the buyer, or if they represent both parties as a dual agent.  

You may also be presented with a buyer agency agreement from a Realtor.  This is our business relationship - this states that we will be paid for working with you as buyer's representative...in most cases, if not all, this fee is paid from MLS cooperative agreement that the seller has agreed to pay when selling their home.  Buying real esate is a huge investment and a serious commitment and you want to have a buyer's agent working directly with you.

You and your Realtor can determine where you want your monthly payment to be and work directly with lenders to help you achieve just that.  We can help determine if the home is affordable to you and your family.  

We will work with a reputable lender to get you not only prequalified but APPROVED.  We need to know what you can afford before we start looking at homes so we can show you homes in the price range that is suitable for you and your family.  We do not want to run the risk of showing you homes out of your price range, once that has happened, often times your price range is not as appealing.Once approved we will work directly with your lender in order to write an offer that is suitable for your loan and financial situation.  That means, if the seller needs to pay all closing costs or you have been accepted into a specific loan program.  I will need to know the details so when we find that perfect home we can put this into the offer and get you on your way to home ownership.

1. What is "buyer agency"?
Buyer agency is the highest level of creal estate professional. When you engage a "buyer's agent" your real estate professional is required to represent your interests as long as those interests are not illegal.

2. Why is this of value to me as a buyer?
The seller of a property is represented by the "listing agent." In negotiating price and terms, the seller has an advocate to represent their interests, but, unless you have executed a buyer agency agreement with your agent, your interests may not be represented.

3. What is required of me as a buyer to be afforded this level of representation?
A written and signed "buyer agency" agreement is required between you and your agent representing you.

4. What will a real estate professional do for me as my buyer's agent?
You will be afforded the highest level of service. Your buyer's agent will analyze information such as comparative market data, advise you on negotiating and wording a purchase agreement, and, in general, act as your advocate in the purchase process.

5. If I decline "buyer agency," who represents my interests?
If you decline "buyer agency," you will not have a representative to look out for your best interests. In fact, your agent may be required by law to represent the interests of the seller.

6. How much does this higher level of representation cost me?
Actually, in 99% of all residential real estate transactions, the seller pays all commissions and the buyer receives the full benefit of professional representation. You may want to instruct your agent to show you only those properties for which the seller has agreed to compensate the buyer's agent.

Your buyer's agent will address cost and any other questions at the time you are presented the buyer agency agreement. Be sure to ask your buyer's agent every question you have no matter how basic it may seem. Your buyer's agent represents you!

7. What are my responsibilities as a buyer in this agreement?
In this agreement, you agree to handle all real estate concerns through your agent. You agree neither to seek real estate information nor to view or purchase any property without your buyer's agent.

8. Who decides if I am represented or not?
As the buyer, you alone may make that decision.

9. Why would someone not want to be represented by a buyer's agent?
We have yet to hear a good reason why a buyer would refuse representation. In our experience, buyers without buyer's agents simply have not been informed that they have a right to be.
